Fees, licences and who runs your sale decide it.

Our top pick is Bonza Business & Franchise Sales, which advertises a 4% commission with a $4,000 minimum for businesses under $3 million and holds a current Victorian licence. Its terms also include a non-refundable listing fee paid in advance, so ask for the full pricing sheet first. VIC Brokers suits supermarkets, childcare and franchise resales, Mercury suits childcare owners and sellers wanting Asian buyers, Valentines suits hospitality, retail and convenience stores, Absolute suits small businesses in the south-east, and Just Business Brokers suits cafes, restaurants and bars.

With any broker, read the sales authority for upfront fees and exit terms before you sign.

01 / Best suited to businesses under $3 million

Bonza Business & Franchise Sales

FeaturedLast checked 29 October 2026 · Desk research

Our two cents

Bonza Business & Franchise Sales is a Queensland-based brokerage with a licensed Victorian office in Hawthorn that sells small businesses and franchises from $50,000 to $3 million through a team of consultants, copywriters and brokers. It advertises a 4% commission with a $4,000 minimum, and its Hawthorn Google listing shows 4.7 from 110 reviews. It suits owners of smaller businesses who want a low commission and a structured campaign. The main caveats are a non-refundable listing fee paid in advance under its terms, and that sellers who want one dedicated local broker may prefer a traditional model.

Why it makes the list

  • Advertises a 4% commission with a $4,000 minimum (business claim). [bonzabfs.com.au]
  • Google shows 4.7 from 110 reviews on its Hawthorn listing, and the owner replies to almost every recent review. [google.com]
  • Holds a current Victorian estate agent licence (082554L), first issued on 22 June 2018. [registers.consumer.vic.gov.au]
  • Its broker Simon Schroder was named joint 2026 AIBB Deal Maker of the Year. [aibb.org.au]
  • Confidential listings that hide the business name, a confidentiality agreement before buyers see details, and a 24-hour window for owners to block a named buyer (business claim). [bonzabfs.com.au]

What to consider

  • It focuses on smaller businesses: it says it sells businesses from $50,000 to $3,000,000, so larger or more complex sales may suit a mid-market broker better.
  • Its terms say a listing fee is payable in advance, is non-refundable, and an administration fee may be payable every 12 months. Several Google reviewers say they paid about $4,000 upfront, and two say a refund was refused after they withdrew.
  • It runs a team-based model where consultants, copywriters and brokers split the work, so sellers who want one dedicated broker from appraisal to settlement may prefer a traditional brokerage.
  • The 90-day guarantee is extra marketing, not a refund: if no offer arrives after 90 days of continuous advertising, Bonza refreshes the ads, reviews the price and adds paid placements.
  • The brokers named on its Victorian licence, and its award-winning broker, are listed on the AIBB directory at Queensland addresses, so ask who will handle a Melbourne sale and meet you in person.
  • Negative reviews on Google, ProductReview and Trustpilot describe slow follow-up after signing and few buyer leads.
  • Not verified: Full fee schedule, including the listing fee amount (sent on request), Agency agreement length and how to exit it, 900+ businesses sold and the 50,000+ buyer network, That Simon Schroder sold the most businesses nationally, as its About page says (the AIBB lists a shared award, and Bonza's own pages give 57 and 59 sales), Which brokers work from the Hawthorn office, Founding year.

Amounts are set in each listing agreement, and payment plans cannot be varied or cancelled. [bonzabfs.com.au]

Our two cents

Google shows 4.9 from 43 reviews for the Melbourne office. It suits owners of established businesses, including deals from $1 million to $50 million, and anyone needing a certified valuation for a lender, the ATO or a family law matter. The caveat is that fees are not published, so ask for them in writing.

Why it makes the list

  • Registered Business Valuers Bruce Coudrey and Ziggy Frankenfeld prepare certified valuations for lenders, the ATO, family law and partnership disputes (business claim). [benchmarkbusiness.com.au]
  • Ziggy Frankenfeld won the 2026 AIBB Victoria and Tasmania State Chapter Service Award, and founder Bruce Coudrey the 2026 AIBB Education and Training Service Award. [aibb.org.au]
  • Google shows 4.9 from 43 reviews for the Melbourne office. [google.com]
  • Victorian licence held since 31 October 2007, with eight estate agents and six agent's representatives on the register. [registers.consumer.vic.gov.au]

  • Its FAQ says every Melbourne broker holds the licence needed in Victoria, but the register lists several named Melbourne brokers as agent's representatives working under the company licence.
  • The client reviews section on the Melbourne page showed placeholder text when we checked, so rely on Google reviews instead.
  • Head office and the founder are on the Gold Coast, and some named specialists cover several states.
  • Not verified: Commission, marketing and valuation fees, 5,000+ transactions claim, Number of Melbourne sales, AIBB membership of every Melbourne broker, Victorian registration of two brokers named on the Melbourne page (Andrew Yoannidis and Sadish Visvalingam), whom we could not find on the register by name.

Our two cents

Xcllusive Business Sales runs its Melbourne office from Kew under a licence held since 2001, selling businesses above and below $1 million and offering certified valuations. Its brokers include Choon Kiat Ng, AIBB Victorian Business Broker of the Year in 2020 and 2022. It publishes unusual guarantees, including the right to exit the agreement on 7 days' notice. It suits owners of established businesses who want flexible terms. The caveats are a small Google sample of 27 reviews and no published fees.

Why it makes the list

  • Published guarantees: exit the agreement on 7 days' notice, a refund of all money paid plus 10% within 30 days of signing, and a 50% commission cut if no buyer is found within 120 days (business claim). [xcllusive.com.au]
  • Choon Kiat Ng was AIBB Victorian Business Broker of the Year in 2020 and 2022, and Shreyansh Shah was a 2026 AIBB National Business Broker of the Year finalist. [aibb.org.au]

  • Buyer database figures differ on the same page (47,000+ and 19,000+ registered buyers).
  • The 120-day guarantee assumes you follow its guidance, so read the conditions in the agreement.
  • Not verified: Commission rates and fees, Buyer database size, Number of businesses sold, Awards shown only as images on its site (2014, 2018 REIV, EBA 2021).

Before you hire

Before you sign with a broker.

  • Get every fee in writing before you sign: the commission rate, any minimum fee, and any upfront listing, marketing or renewal fee. Ask whether upfront fees are refundable and whether they come off the commission. Bonza, for example, advertises 4% with a $4,000 minimum, while its terms add a non-refundable listing fee paid in advance and an administration fee that may apply every 12 months.
  • Ask how long the exclusive agency period lasts, whether it renews automatically, and how you can end it early. Xcllusive publishes a 7-day exit; most brokers here publish no agreement terms, so read the sales authority closely.
  • Check the broker on the Consumer Affairs Victoria estate agents register. It shows the licence status, the officer in effective control, and the estate agents and agent's representatives the licensee employs, so you can confirm the person running your sale is listed.
  • Ask how your asking price will be set. A free appraisal is a sales estimate, while a certified valuation from a Registered Business Valuer is what lenders, the ATO and family law matters usually need. Ask which comparable sales and profit figures the price is based on.
  • Ask how buyers are screened and what they sign before they see your business name, financials or premises. Several brokers here use confidentiality agreements, and Bonza lets owners block a named buyer within 24 hours.
  • Ask who will actually handle your sale day to day, where they are based, and whether they are a licensed estate agent or an agent's representative. In team-based models such as Bonza's, consultants, copywriters and brokers each handle different stages.

Worth knowing

Consumer Affairs Victoria defines estate agents as people who arrange the sale or lease of property, including businesses, on behalf of owners. You must hold an estate agent's licence, or be employed by a licensed agent as an agent's representative, to do this work. [consumer.vic.gov.au]

An agent's representative works for a licensed estate agent and can carry out that agent's legal functions with written authority, but cannot operate an estate agency business. [consumer.vic.gov.au]

The Australian Institute of Business Brokers lets sellers search its member brokers by postcode and notes that most members are licensed in several states, so check which state licences each listing shows. [aibb.org.au]

How we pick

What we looked for.

We considered 37 business brokers with a Melbourne or Victorian office, found through Google Maps searches and searches for hospitality, childcare and pharmacy specialists. Listing marketplaces such as Seek Business, BusinessesForSale, Business2Sell and AnyBusiness were excluded, and so were corporate M&A advisers that only handle deals above $20 million. We researched 12 in depth and chose nine, each with a current licence on the Consumer Affairs Victoria register. Others were left out because they had few independent reviews or published too little about who would run the sale.

We read each business’s own website and checked independent sources: review platforms, the Australian Business Register, award organisers and industry directories. Every fact links to where we found it, and anything we could not check is marked “not verified”.

More on how we pick.
